How to Write a Listing Students Actually Contact

By UniRooms Team•Updated September 22, 2026•2 min read

Students compare many rooms before they send a single message. The listings that get contacted are the ones that answer the obvious questions straight away: where exactly is it, what does it cost for the year, what's included and what does the room really look like. Here's how to make your listing one of those.

Lead with location and distance to campus

Name the area and a landmark students know (for example, near the Okponglo junction or a short walk from the Ayeduase gate) and say how students get to lectures: walking time, shuttle or trotro route. Location is usually the first filter students use.

Be exact about price and what it covers

State the price per academic year (or per month if that's how you charge), which room types it applies to (1-in-1, 2-in-1, 4-in-1) and what's included: electricity, water, internet, security, cleaning. Hidden extras discovered at the viewing lose you tenants and trust.

Photos that answer questions

Take photos in daylight with the room tidy. Students want to see the actual room they'd get, not just the best one.

  • The bedroom from two corners, showing the bed, wardrobe and study space
  • The bathroom and toilet, and whether they're shared
  • The kitchen or cooking area
  • The compound, entrance, gate and any security features
  • Water storage (tank or poly tank) and backup power, if you have them
  • The street or landmark outside, so students can find you

Write a short, specific description

Replace 'nice room' with facts: room size, furniture, fan or AC, window, how many students share the bathroom, water supply, prepaid meter arrangements and house rules. Keep it honest. A viewing that matches the listing turns into a tenant far more often than one that doesn't.

Keep availability current

Students skip listings that look stale. Confirm availability when UniRooms asks, update the number of rooms left, and mark rooms as rented once they're taken. Listings with a recent availability confirmation are easier for students to trust.

Reply quickly

Your typical response time is visible to students. Replying within a few hours, even to say you'll confirm a detail later, keeps you on the shortlist. Most students message several owners at once.

Get verified

Listing on UniRooms is free, and a Verified owner badge appears once your owner details have passed review. Verified listings are easier for students to trust, especially when they're choosing between rooms they can't visit immediately.

A clear, honest listing with good photos, an exact price and quick replies does more for you than any headline. List your rooms for free on UniRooms, keep them up to date and collect rent directly from your tenants. UniRooms never takes a cut of your rent.
