1. Acceptance of Terms
By accessing or using UniRooms (“UniRooms”, “we”, “us”, or “the Platform”), you agree to be legally bound by these Terms of Service (“Terms”). If you do not agree, do not access or use the Platform.
These Terms apply to all users, including students, property owners, agents, visitors, and any other users of UniRooms.
2. Platform Description
UniRooms is an accommodation discovery and connection platform that enables property owners and authorized intermediaries to list student accommodation and allows students to discover, compare, and communicate about available housing.
Housing agreements, payments, deposits, tenancy arrangements, and move-in decisions are made directly between students and accommodation providers.
UniRooms does not own, lease, manage, inspect, or control properties and does not act as a real estate broker, agent, landlord, or escrow service.
UniRooms does not provide legal, financial, housing, or brokerage advice and owes no fiduciary or advisory duty to users.
3. Eligibility & Account Registration
To use UniRooms, you must:
- Be at least 18 years old
- Provide accurate and complete information
- Maintain the security of your account credentials
You are responsible for all activities conducted under your account. UniRooms may suspend or terminate accounts that violate these Terms.
3a. Owner Account Approval & Verification
Property owners must apply for owner status and may be required to submit verification information.
Owner status may be approved, rejected, suspended, or revoked at UniRooms’ discretion. Owners are responsible for ensuring their listings comply with all applicable laws.
3b. Role Assignment
User roles (student, owner, agent, admin) are assigned and managed exclusively by UniRooms.
Users:
- Cannot self-assign or manipulate roles
- Cannot elevate privileges via client-side actions
- Acknowledge that role changes may occur following reviews or violations
3c. Agent Accounts & Intermediaries
UniRooms may allow certain users to operate as Agents. An Agent is an independent third party who assists students and property owners in discovering or communicating about accommodation listings.
a. Independent Status
Agents are not employees, contractors, partners, brokers, or representatives of UniRooms and have no authority to bind UniRooms.
UniRooms does not supervise or control agents’ off-platform conduct.
b. Agent Permissions & Limitations
Agents may be permitted to:
- Create or manage listings on behalf of owners, with explicit authorization
- Introduce students to listings
- Communicate through UniRooms tools
Agents may not:
- Collect rent, deposits, or tenancy payments through UniRooms
- Guarantee availability, pricing, or outcomes
- Misrepresent listings or authority
- Circumvent platform safeguards
UniRooms may restrict or revoke agent access at any time.
c. Owner Authorization
Agents may act on behalf of owners only where explicitly authorized. Owners remain solely responsible for listing accuracy, legality, and compliance.
UniRooms does not verify private agreements between owners and agents.
d. Commissions & Compensation
All commissions, finder’s fees, or compensation involving agents are strictly between the agent and the relevant party.
UniRooms:
- Does not guarantee commissions
- Is not a party to compensation agreements
- Does not hold escrow funds
Commission tracking is informational only and does not create payment obligations.
e. No Endorsement
Agent profiles, badges, or verification levels do not constitute endorsement or guarantees by UniRooms.
Users are solely responsible for conducting due diligence before engaging agents.
f. Misconduct & Enforcement
UniRooms may suspend or terminate agent access for fraud, misrepresentation, abuse, or violations of these Terms, without liability.
g. Acknowledgment of Risk
Agents acknowledge that UniRooms does not guarantee matches or earnings and that agents assume all risks related to their activities.
4. User Conduct
Users agree not to:
- Post false or misleading listings
- Engage in harassment, discrimination, or fraud
- Circumvent fees or safeguards
- Use the Platform unlawfully
UniRooms may remove content or restrict accounts for violations.
5. Listings & Content
Owners are solely responsible for listings’ accuracy, legality, and authority.
UniRooms may review, verify, remove, or deactivate listings but is not obligated to verify all content.
Any identity, owner, agent, listing, badge, or document review is a limited platform trust signal only. It does not guarantee identity, ownership, authority to rent, legality, property quality, safety, habitability, availability, pricing, user conduct, or a successful rental outcome.
5a. Listing Expiry, Removal, and Archived Records
- Listings may expire automatically based on platform listing duration rules. Expired listings are not publicly visible.
- Owners and authorized users may remove listings from active display and search.
- When a listing is deleted, UniRooms may keep a limited archived record (including listing metadata, deletion metadata, and audit details) for up to 24 months for compliance, fraud prevention, dispute resolution, and operational recordkeeping.
- UniRooms may retain archived records for longer where required by law, legal process, or enforcement needs.
6. Fees, Payments & Wallets
UniRooms may charge fees for premium platform services, such as owner visibility or listing tools. These platform fees are separate from rent, deposits, tenancy payments, or housing agreements. All fees are disclosed prior to payment and are non-refundable unless stated otherwise.
Agent commissions are governed exclusively by Section 3c and are not processed or guaranteed by UniRooms unless expressly stated.
UniRooms does not collect rent, deposits, or tenancy payments.
Platform credits, if enabled for future visibility tools, are non-transferable, non-interest-bearing, and subject to usage rules. They are not rent, deposit, escrow, or tenancy funds.
Launch Offer Status
UniRooms may offer free listing, verification, or owner tools as launch promotions or founding-owner benefits. Paid growth tools may be introduced in future updates with clear notice before use.
7. No Guarantees
UniRooms does not guarantee:
- Listing availability or accuracy
- Successful rentals
- User conduct
Use of the Platform is at your own risk.
8. Third-Party Services
UniRooms relies on third-party infrastructure and is not responsible for third-party availability or conduct.
Links to independent services, including local-help providers or external websites, are provided for convenience. Unless expressly stated, those services are not operated, controlled, endorsed, or guaranteed by UniRooms. Users should review the third party's terms, privacy practices, pricing, credentials, and safety information before using its services.
9. Intellectual Property
UniRooms owns all platform IP. Users retain ownership of their content but grant UniRooms a license to display it.
10. Account Deactivation, Suspension & Termination
UniRooms may suspend or terminate access at any time for violations, abuse, or legal compliance.
Users may deactivate their account where the Platform provides that option. Deactivation pauses account access but does not immediately delete all account records.
UniRooms support or administrators may reactivate a deactivated or suspended account after review where appropriate, including where the account was deactivated by the user or access was paused for operational, security, or support reasons.
Deleted accounts are handled separately from deactivated or suspended accounts. Account deletion is intended to be permanent and may not be recoverable, except where UniRooms is legally required or technically able to retain limited archived records for fraud prevention, dispute resolution, legal compliance, safety, or operational recordkeeping.
Reactivation does not waive any account security requirements. UniRooms may require identity checks, email verification, two-factor authentication, or other safeguards before restoring access.
11. Disclaimer of Warranties
The Platform is provided “AS IS” and “AS AVAILABLE”, without warranties of any kind.
12. Limitation of Liability
UniRooms is not liable for indirect or consequential damages. Total liability shall not exceed fees paid in the prior six (6) months.
13. Indemnification
Users agree to indemnify UniRooms against claims arising from their use of the Platform or violations of these Terms.
14. Governing Law & Jurisdiction
These Terms are governed by the laws of the Republic of Ghana, subject to mandatory consumer protections.
14a. Arbitration & Dispute Resolution
Except where prohibited by applicable law, any dispute arising out of or relating to these Terms or use of UniRooms shall be resolved exclusively through binding arbitration.
- Arbitration shall be conducted by a single neutral arbitrator
- Arbitration shall take place in Accra, Ghana
- Proceedings shall be conducted in English
- The arbitrator’s decision shall be final and binding
No Class Actions
All disputes must be brought on an individual basis only. Class actions and representative proceedings are waived.
Exceptions
Either party may seek injunctive or equitable relief in a court of competent jurisdiction for fraud, intellectual property misuse, or unauthorized access.
Each party shall bear its own arbitration costs unless otherwise required by law.
By using UniRooms, you waive the right to a jury trial.
If mandatory consumer protection law in your jurisdiction requires a different forum or non-waivable rights, that mandatory law will control to the minimum extent required.
15. Changes to These Terms
UniRooms may update these Terms from time to time. We will post the revised Terms with an updated date and provide additional notice for material changes where reasonably practicable or legally required. Where consent is legally required, the change will not take effect for the affected processing or service until that consent is obtained. Continued use after an effective update may constitute acceptance to the extent permitted by law.
