The number on a listing is rarely the full cost of a room. Once you add utilities, transport and move-in expenses, a cheaper room can end up costing more. Here's how to plan a realistic yearly housing budget.
Start with the yearly rent
Most hostels near campus quote per bed per academic year; some private rooms quote monthly but ask for months or a year up front. Convert everything to a yearly figure so you're comparing like with like.
Add utilities
Ask whether electricity, water and internet are included. If not, estimate prepaid electricity top-ups (fans, a fridge or AC use a lot more), water if it's metered separately, and mobile data or Wi-Fi. Shared meters are common, so agree how top-ups are split before you move in.
Add transport
A room 30 minutes away by trotro or shuttle adds daily fares for the whole year. Multiply a typical return trip by the days you'll go to campus and compare that with the saving on rent.
Plan for move-in costs
Budget for a mattress or bedding if the room doesn't include them, basic kitchen items, a padlock, cleaning supplies and moving costs. Ask about any damage deposit and how it's refunded.
Know the up-front rules
Ghana's Rent Act limits advance rent for residential premises to six months, although many hostels still ask for the full year. Whatever you agree, get a receipt for every payment. See our guide to student tenant rights for more.
Use filters to stay on budget
On UniRooms, filter by campus, area, room type and budget, then check what each listing's price includes before you message the owner.
Compare total yearly cost, not headline rent. A slightly pricier room that includes utilities and is walking distance from campus is often the better deal.
